Single storey home extension from £ 1950 m2 + VAT
Single storey extensions start from £ 1950+ VAT for every square meter of newly created floor space.
Example: 3 x 4 m, that is 10 ft x 13 ft = 12 square meters or 130 square feet. Price will be £ 23400+VAT.
That price includes Labour, cix tax, public liability insurance, 10 years of guarantee, free after care, building materials for construction, facilities like scaffolding if needed, waste removal, skips etc, complete project management
.In short: we provide everything in the price what builders normally needs for their quality work as standard, but customers supply anything for final fitting, which is depended to their personal desired choice, design brand or required standard preference. For example, kitchen units and bathroom units and appliances, tiles, flooring, designed radiators etc.
We include flat roof (we only use GRP glass reinforced plastic, so called fibre glass roof finish nowadays) or pitched roof finished with tiles within the same price.
Price will be affected if you decided to have a kitchen fitted in the new extension or big bi fold doors opening between your existing house and new extensions as that requires additional steel beam support.
Double storey home extensions from £ 1700 m2 +VAT
Double storey extensions start from £ 1700 m2+VAT for every square meter of newly created floor space. The cost is less per m2 than single storey extensions because new structure got still one roof and share the same foundation (however much depth).
Example: 3 x 4 m double storey, that is 10 ft x 13 ft = 24 square meters or 230 square feet. Price will be £ 40800 +VAT.
That price includes Labour, cix tax, public liability insurance, 10 years of guarantee, free after care, building materials for construction, facilities like scaffolding if needed, waste removal, skips etc, complete project management.

Additional Info:
1.All our prices exclude VAT at the current rate of 20%
2.If proposed construction works effects more than 30 % of your existing home and if you have one kitchen and for example one working bathroom only, than for health and safety reasons as well as efficiently of our work - you may need to consider moving out temporary during heavy construction works.
3.Our minimum work value budget threshold we can participate in the project is £ 20000+ VAT
4.Distance isn't factor for use when we decide price offered, as we serve effectively whole London area and up to 20 miles outside of M25.
5.Price may be affected too if you don’t have a side gate to the garden or other outside access to works and the only way to get to extensions construction is through your existing front door.
We aim to provide honest, fair prices. Price for our services is in most of cases inclusive of waste disposal and many other associated task which other s may not include. When comparing other estimates from builders please look also for eventuality of extra fees for those associated services- which with us are inclusive. We prefer not to keep changing our prices during the project.

You may find that our price maybe considerable cheaper than other written genuine quotes you may have. as we emphasis on logistic and always aim to organise properly our work. Team members work hard Monday to Friday - mostly 9 hours per day without cup of team every 30 minutes. We always plan our shopping and deliveries in advance, cutting time and cost. Having mini custom warehouse in Watford and partnership with various merchant through out London area. We import some products which we use directly from Europe saving as much as 40 % on UK suppliers margins for the exactly the same product they import themselves, for example insulation slabs, EWI products, high quality adhesives like Mapei. We also buy in bulk directly from UK manufactures of plasterboards etc, rather than single items, we are buying full lorry and saving. We source ballast and other building sands directly from quarries in bigger quantities.
We have zero credit policy, means that we can negotiate better price by paying suppliers upfront ( thanks to cashflow from customers) or immediately after delivery of those materials.
